房地产价格构成原理及其功能开发研究

 

 要:置业投资系数CIP=04]是购买力价格理论的基础,某地房地产均价Hp等于该地置投系数CIP乘以该地人平工资Wa。由之证明房价可粗略评估为人平月收入的三倍,进而可将房价Hp分解成三个Hp/3的组成结构。随着科技生产力的发展,土地产出率不断提高,GDP、房价都应增长。基于地球村由人类共有和科技生产力由人类创造,增长的GDP应由全民共享,故房价的Hp/3应用于补贴“三农”补偿土地出让以缩小工农城乡差距,另Hp/3应用于充实社保以缩小贫富差距,剩下的Hp/3作为房屋造价和开发商利润。可见,房价经分解成三个Hp/3的组成结构后具有调控功能,在(04]内的适度高房价有利于缩小收入差距,从而在改善民生克服经济危机中推动GDP平稳增长

Real Estate Price Compose Principle and Its Function Evelopmental Research

Abstract: Coefficient of Investment and Purchase(CIP)=04, is purchasing power price theory basis.Somewhere an average House price(Hp) equivalent to CIP is multiplied by an average Wages(Wa) of a month for all the social local inhabitant. Prove by it that Hp may be appraised in general as person average three times of monthly income,Then we may break up the composition structure with Hp becoming three Hp/3. With the development of scientific and technological and productivity, Land outputs rate ceaseless rises, GDPHp all Ought to increase by. Because scientific and technological and Productivity is being created by human being ,and Human being owns a global village commonly, GDP growth should be enjoyed by the whole people, Therefore Hp/3 applies to allowance "three agricultures "and Land sells compensation to reduce workers and peasants gap between urban and rural, Another Hp/3 applies to rich social insurance to reduce gap between the rich and poor, Hp/3 remaining is Construction cost of Building and Develop business profit.This proves that Hp has the function regulating and controlling as a result of breaking up the composition structure who becomes three Hp/3, The moderate high Hp within (0 , 4] is beneficial to reducing income gap,in improvement thereby people's livelihood we drive GDP to increase by stably in overcoming an economic crisis.
